There is a vast vast difference in quality between different types of modular home. It's a huge amount of work and time to only maybe, MAYBE save 10 -15% off traditional build costs relative to a given area. There may be other headaches involved when applying for home insurance etc. They want builds that look like the other houses in the area. ![]() They tend to look cool and modern but unfortunately, councils aren't big on that. On top of that, there are a bunch of regulations that all add up like entranceways and stuff, you'll need to hire an architect etc.Īssuming all that is ticked off, planning permission is a real issue with these builds. You'll also have to pay for the foundations, plumbing, heating, electrics, ducts, utilities and connections(as you mentioned sewage is a big one). Have you priced any sites? You could probably get a site in the arse end of nowhere for 50 - 60k, put anywhere really livable is going to be a lot more than that. Secondly, the cost of the prefab itself isn't the main expense. Im a pinterest nut and tracked down a little dote of a prefab house about 70sqm for 250'000 zlotys or 53 grand in euros, one of their better models from a company in poland, transport not specified, that aside the first time i posted it genuinely put me off wooden cabins and prefabs, the broad consensus was i was better off with a knackered apartment, i didn't buy because i lived in a celtic tiger built apartment off caple street and the black mould would eat you alive in it.
